You still own the home so you re actually buying this investment property. But they re gonna manage it for you they re gonna take care of everything so let s go to around the buy section and you can see here that you can filter by list price down payment monthly rent location and more so what we want to do is we want to look for a house that we can get with a down payment of under 30000. Okay and we want to look for a monthly rent. We ll say mostly 600 to 850 say 900.
And we re going to say ohio. Since that s where i am saved ohio and we are going to well. We want to look in three plus star neighborhoods with a pretty good school system. And we will say a minimum of one bed.
Okay. So we can save filter name. I will say test. Oh come on don t make me sign up all right so here we go we have it filtered down you can see here maple heights cleveland.
That s a cash only deal maple heights akron and euclid so what you can see here is the price the number of beds the square footage. When it was built you can see the current rent. Which is important you can see the cap rate. You can see the total annual return and you can see the neighborhood.
So let s look at let s look at this one this one s gonna eat thousand dollar yearly return and it s in a three star neighborhood so we can click on that that s in akron ohio..
And we can go here. We can look at some pictures. The property. Okay oh.
That s actually not too bad on the inside. We can look at the layout. Very nice property actually it looks like it s got a fresh coat of paint we can go over here we can see when the next open house is we can look at the initial investment. So you can actually make a bid through a roof stock and that s why it s so cool so i can say that you know it s listed at 71 thousand dollars.
But i want to put a bid for sixty five thousand and i m gonna try to get it with only 20 down and then you can review your bid and you can also look at the different returns. These are you know 30 returns two hundred thousand two hundred thousand dollars. That s you know a pretty substantial return you can see what it breaks down to and then you could go down. Here.
And you can look at a summary. Lot size expenses you can see here that the expenses are that much the expected rent is that much for the year and that s your net cash flow. You can also see the open house you can learn more about it you can go down. Here.
And you can look at the financials financials are the most important part okay so you want to make sure that the deal makes sense financially..
So you can adjust all these sliders you can do all that to figure out what you need you can look at the estimated value you know i m not going to go too much into detail on all of these you can look at the analysis. All the documents you need all the documents you need you can look at inspections. You can go to the buying process. See if you can get a loan you can put in your credit property.
You can see who your property manager is how much it s gonna cost you can actually pick. And then you can you know oh. And this is where all of your properties. Show up on here.
So you got a little platform manage it and then you can go to sell and you can actually sell your home on we ve stock so why did i want to show you this well the reason i want to show you it is because real estate investing is a very very lucrative investing method of investing it is a great way to earn passive income. But one of the reasons that people don t like investing in real estate is because it s pretty hands on you re gonna have to manage the property yourself it can cause some headaches if you re inexperienced. It s gonna be tougher you have to go through the whole buying process and all that stuff they can be very overwhelming. But that someone who doesn t want to have to deal with all the headaches and who s fine paying a little bit higher and fees for property management or you know convenience fees like that roof stock is a great way to literally filter to find exactly what you want one that fits your financials you know the fits your criteria and roof stock is going to take care of the buying process they re gonna take care of the property management.
They re gonna take care of everything you need and be there to help you out and you re gonna get monthly check you re gonna earn money in appreciation because you own that house and your tenants also gonna pay down your mortgage for you you know so i stumbled upon roof stock.
